State-of-the-art office complex in a sustainable hybrid timber design

Vienna, 4th May 2023 – New York vibes in Vienna: the shell & core structure of the Grand Central office complex, which is inspired by the famous terminal in the Big Apple, is complete – the groundbreaking has now been followed, ten months later, by the topping-out ceremony.

The particularly flexible and sustainable office building with a total area of 12,000 m2 was integrally designed by ATP architects engineers Vienna and is being built using a hybrid timber construction method. The sought-after “klimaaktiv” certification pays extra attention to energy efficiency, ecology, comfort, and executional quality. The loadbearing structure of the six-story building demanded a special design approach: The weight of the complex had to be reduced due to its location above the U6 metro reversing area and the resulting fact that it is essentially only supported by the existing  metro tunnel.

“It was decisive for our clients to build a modern office building that is both flexible and extremely ecologically sustainable. On the other hand, we also had to work with lightweight elements due to the unusual constructional location. The use of composite timber construction with lightweight elements met these requirements,” explains Lead Project Manager Siniša Macedonić of ATP Vienna.

The realization of the hybrid timber structure using PFEIFER Hybridbeam® composite beams led to a huge reduction in CO2 emissions, while also guaranteeing a high loadbearing capacity. Integrated design with BIM enabled Grand Central to be designed with the desired maximum flexibility for a wide range of office spaces with transparent spatial partitions. As the building is located at a busy transport hub, special attention was paid to sound insulation and comfort. This is assured by a series of measures including the electromagnetic isolation of the building.

During the topping-out ceremony, the project developers ORCA Development and Haring Group announced that 75 per cent of the office space had already been successfully let: to tenants including the AMS and Vienna’s Kuratorium für Psychosoziale Dienste. Completion is scheduled for the 1st quarter of 2024.
