
Groundbreaking Ceremony Pradler Saggen
One of the Largest Residential Construction Projects in Innsbruck Reaches its Final Phase
In Innsbruck, new high-quality living space is being created: The fourth and final construction phase in the "Pradler Saggen" focuses on energy efficiency, quality of stay, and a lively community spirit. ATP designed the project for New Heimat Tirol as a sustainably conceived urban district.
With the official groundbreaking ceremony, the realization of the fourth and final construction phase of the residential complex in the 'Pradler Saggen' area of Innsbruck began. Managing Director Robert Kelca, Head of Design Paul Ohnmacht, and Lead Project Manager Thomas Bergner from ATP Innsbruck celebrated this milestone together with representatives from Neue Heimat Tirol, the City of Innsbruck, and the State of Tyrol.
ATP architects engineers had already won the commissioned implementation competition in 2018 and, together with teamk2, is responsible for planning the final stage.

High-Quality Affordable Housing
The aim of the construction project is to create a future-oriented and livable neighborhood that meets the needs of the residents. The project will result in a total of 238 new residential units, some with roof terraces and a collectively usable space. The residential offering will be complemented by a three-group childcare facility, small-scale commercial areas, and an underground garage with 123 parking spaces.
Three distinctive buildings, each with a residential tower, will be interconnected by several pathways, including a 3.5-meter-wide cycling and walking path. Between House A and B lies the 600 m² south-facing outdoor play area of the kindergarten, complemented by seating areas and an open play area. Two urban-designed squares at the towers will create urban accents and emphasize the high points of the neighborhood.
The planned semi-public squares and passages around Buildings B and C will improve the permeability of the entire area and connect it to the public space around construction phase 3 and the street space between Kärntner, Fenner, and Reichenauerstraße. At the same time, a high quality of stay is created. Privacy screens for private garden areas are created through gentle terrain modeling.
The energy concept meets the highest sustainability standards: In addition to a groundwater heat pump and a district heating connection, a large photovoltaic system will be installed on the roof areas. The planning aligns with the requirements for a Passive House Plus as well as climate active Gold standards and focuses on energy-efficient building technology and resource-efficient materials.
Completion of the fourth construction phase is scheduled for February 2028.
Thus, the formerly aging South Tyrolean settlement is being further developed into a sustainable, vibrant residential district – a strong signal for sustainable urban renewal and affordable housing.
