Three residential buildings in Vienna's 3rd district
After winning a design competition, we planned a new residential quarter on the former grounds of the Niemetz confectionery factory in Vienna III. Despite dense development, the 114 apartments offer a high level of user comfort.














A comprehensive needs analysis carried out together with the client defined the objectives for the densely developed site – high quality design in the apartments and the open spaces together with functional floor plans which optimize the usable residential space.
Urban planning
The concept was notable for the skillful organization of the horizontal circulation that connects the two contrastingly designed buildings on Rennweg and Aspangstraße and the block that is set in the greenery of the inner courtyard between them. This internal axis exploits the height difference of 1.80 meters between the two streets and links the entrances to the buildings and all communal facilities along a ramped route that becomes one of the defining elements of the project. The result is a generous entrance sequence for those visiting the project from both streets.
Higher user comfort despite the density of the development
By exploiting the permitted building height to the maximum it was possible to create 114 apartments with 51 underground parking spaces. Thanks to their flexible floor plans the small apartments offer a particularly high level of user comfort as a result of which very few purchasers have made special requests for alterations.
The concept placed enormous emphasis on the high quality design of the external areas in the two courtyards. The stepped design of the green space enables the appropriate separation between private and public. Private strips of garden with terraces in front of the apartments and general (play) areas structure the protected external areas which have a mixture of hard and soft finishes.
Façade and light
The (partly glazed) steps in the homogeneous façades and the loggias and balconies of the central building enable large amounts of daylight to reach the green spaces, despite the density of the development. The north-facing apartments also benefit from sunlight from east or west.
The design of the street façades responds to the different external spaces while entering into a dialogue with the defining geometries.
