Urban living

Bonarka Residential in Krakow

Where industry once shaped the urban landscape, Bonarka Residential creates high-quality living space: well-designed layouts, abundant daylight, generous balconies, and a green courtyard as a place of retreat ensure a high level of residential comfort.

Bonarka Residential introduces a residential function to ATP’s long-standing involvement in the transformation of the former industrial site in southern Krakow. Located within a diverse urban environment shaped by offices, retail, residential developments and transport infrastructure, the project focuses on creating high-quality living spaces and sheltered outdoor areas. A clear spatial hierarchy of public, communal and private spaces provides structure and a sense of privacy within the development.

Smart Spatial Concept
The residential ensemble is organized as a geometric, multi-wing complex around a landscaped courtyard. The arrangement of the building volumes optimizes natural daylight and ventilation in the apartments while creating a clear boundary between the lively streetscape and the quiet interior. The sheltered courtyard forms the communal heart of the development, providing residents with space for recreation and relaxation. Functional layouts and generous balconies extend the apartments with private outdoor spaces.

The communal areas reflect the same commitment to quality: Generous glazing brings daylight into stairwells and entrance areas. Durable surfaces, natural finishes, and a restrained color palette combine longevity with a calm, high-quality atmosphere.

Façades with Depth and Rhythm
Particular attention was paid to the design of the façades. Staggered balconies and large windows articulate the building volumes and create a lively rhythm. Mica plaster, wood-toned louvers, aluminum cornices, and glass balustrades create a differentiated interplay of materials, colors, and depth, underlining the high architectural standards of the residential ensemble.

Another Building Block for Bonarka
For more than half a century, the site was shaped by industrial use. ATP Krakow has been involved in its transformation through a series of projects for many years: Around 18 years ago, we designed Bonarka City Center, followed nine years later by the Bonarka for Business office complex. With Bonarka Residential, housing now complements the uses designed by ATP at the site for the first time. The project thus contributes to the continued transformation of the former industrial site into a diverse urban district.
