Revitalization and Repurposing: Listed Warehouse 22 at Rijeka Gateway Terminal

Revitalized Industrial Architecture: In close integrated collaboration, ATP developed Warehouse 22 into a contemporary office building with high seismic safety under strict monument conservation requirements. The interior bridges the gap between industrial aesthetics and the Art Nouveau architecture of the existing structure.

With the development of the Rijeka Gateway Terminal, the listed Warehouse 22 received a new central function as the main administrative building of the container terminal. The aim of the comprehensive revitalization and repurposing was to transform the historic port warehouse into a modern office building under strict monument preservation regulations, to seismic retrofit it, and at the same time to visibly preserve the high-quality industrial architecture of the existing structure.

Sensitive Revitalization and Seismic Retrofitting
Since Warehouse 22 was constructed long before current standards for earthquake-resistant construction, the structural and seismic retrofitting was a central planning task. This was based on comprehensive existing structure analyses, historical research, and a detailed BIM model for simulating seismic loads. This allowed for a clear visualization of the planned interventions and supported close interdisciplinary collaboration.
New reinforced concrete cores for stairwells and elevators, additional shear walls, and the targeted strengthening of the existing brick walls now enable the long-term and safe use of the historic building without compromising its architectural character.

Contrast as a Design Principle
The architectural concept is based on the deliberate interplay between historical inventory and contemporary use. The aim was to further develop the listed warehouse into a modern office building under strict monument conservation guidelines, without reshaping the industrial identity of the existing structure. Historical structures and surfaces remain clearly visible and provide the spatial framework for new elements that deliberately stand out and are recognizable as contemporary additions.

Industrial Chic Inside
The office concept is consistently tailored to the requirements of a modern terminal operation. Generous, openly organized work areas enable efficient work processes and promote communication between different functional areas. The clear zoning of the spaces allows both focused work and informal exchange.

Signature elements of the Art Nouveau building continue to be experienced on the interior. The original reinforced concrete structure with its generous spans shapes the spatial appearance and provides the framework for the new office and functional areas. Modern materials and fixtures have been deliberately used to create a spatial atmosphere where Industrial Chic and Art Nouveau engage in a clear architectural dialogue.
An essential part of the architectural concept is the visibly guided building services engineering, which has been consciously integrated as a design element. The building services meticulously planned in BIM support the functional requirements of the building while emphasizing the industrial character of the existing structure.
