Multifunktionales Stadtquartier in Zagreb

Four high-rise buildings, each individually designed in line with its proposed use, combine to form an urban collage of building volumes. With a total GFA of around 100,000 square meters the complex provides a home to offices, urban apartments, a medical center, retail areas, and a hotel as well as 2,000 square meters of parking space. The very deliberately heterogeneous image of the ensemble forms a new skyline on the River Sava on the route into the city center from the south. Notable for both the views they offer and their proximity to the center the towers are of global significance for the city. In contrast, their joint base adopts the scale of the local context. This contains public spaces, accesses to the towers and elements of infrastructure and is crossed by a shopping passage with restaurants. The underground and above-ground parking in the base combines with apartments and a medical center to act as an interface with the surrounding city. The base is completed by a landscaped green roof from which the individual towers rise skywards.

With a height of 135 meters and GFA of 46,000 square meters the office tower is the highest of the four blocks. Its base contains the entrance lobby with vehicular drop-off which forms the beginning of the passage and the medical center. The residential accommodation in the complex occupies two apartment towers and the perimeter of the base. A range of living typologies were developed. The residential units stacked up as a “vertical village” to form the southern edge of the base enjoy an immediate, protected, and private access to the River Sava. The hotel tower occupies the opposite corner of the ensemble from where it enjoys the best panoramic view across the city and surrounding landscape while also providing a fitting conclusion to the shopping passage.
