Building Services on Display

Seminar and Sales Center for Viega

A flagship project for energy efficiency: Rigorously and integrally designed with BIM (BIM2FIM), the climate-positive building has a particularly impressive energy footprint and received DGNB Platinum and klimaaktiv Gold certification. And as a best-practice example for sustainable design and construction it also provides its own training material.

The innovative construction project on Attersee is part of the comprehensive expansion program of Viega, the leading global provider of installation technology. The new facility with a training and seminar center was designed to increase both the range and the quality of the seminars offered by the company. Hence, the demands on the new building were diverse: It should be capable of, firstly, continuous and flexible adaptation throughout the use phase and, secondly, becoming its own “training material,” – including its digital twin from the planning – which means that seminar participants should be able to analyze and evaluate the building services data. The result: an ecological flagship project that received a record number of points when evaluated in line with the requirements of the German Sustainable Building Council (DGNB).

From BIM to FIM
The new Viega building owes its high-quality design and pioneering functionality to the integrated design approach that ATP has been perfecting for more than 45 years. From the first day of planning, the functional and energy solutions were considered across the entire building lifecycle. By integrally designing the entire building with BIM, it was possible to precisely estimate both the construction costs and the total, lifelong operating costs. And all building data are also available to the client during the operating phase for facility management (BIM2FIM) purposes.

Nora Westphal, Group Leader at ATP Architects Engineers in Berlin.

The results of applying digital integrated design from day one are particularly clear in the ongoing use of the building. Because BIM can hugely simplify not just the design and execution of the building but also its later operations. The level of detail that can be recorded about every trade that contributed to the building is unique.

Best practice in sustainability
The building services concept, which was drawn up in cooperation with ATP sustain, meets the strict criteria of the Green Deal. Various building measures and the high level of airtightness combine to minimize the energy requirements. The positioning and orientation of the transparent building elements are optimal from the energy perspective: The building benefits from high levels of insolation in the colder seasons while it is protected from “overwarming” during the summer months. And the building services plant also meets the most exacting requirements thanks to the use of regenerative energy sources and to the mechanical ventilation with heat recovery.

Viega is also able to demonstrate these modern building services on the “living” object: The new seminar center is the subject of its own seminars due to the fact that all the processes in the building are completely monitored – in a way that is visible and comprehensible to the seminar participants.
