Outstanding sustainability performance in existing buildings: The Hotel Ananas at Vienna’s Naschmarkt, operated by VERKEHRSBUERO HOSPITALITY, has been awarded a gold certification by ÖGNI in the “Operating Buildings” category. ATP architekten ingenieure is planning the comprehensive renovation of this historic 4-star hotel.

The Hotel Ananas at Vienna’s Naschmarkt has received the DGNB Gold Certificate in the “Operating Buildings” category. This traditional 4-star hotel, owned by VERKEHRSBUERO HOSPITALITY, scored particularly well in the area of ecological quality, meeting 91.8 percent of the assessment criteria. The ÖGNI certification evaluates buildings based on ecological, economic, and sociocultural criteria.

Obtaining this certification before the planned comprehensive renovation begins establishes a transparent foundation for further planning. Once the modernization is complete, recertification is planned to highlight the improvements achieved.

Sustainability from the Feasibility Study to Implementation
ATP and ATP sustain, ATP’s in-house specialized planning firm for sustainable construction, have been supporting the Hotel Ananas since the feasibility study. At the outset, the planning team conducted a pre-check and identified various opportunities for optimization, followed by ESG management throughout the planning process.

Since no structural drawings or expert reports were available for the existing building structure, detailed investigations and on-site inspections were necessary. Targeted openings in building components provided sound insights into the construction, layout, and condition of key elements such as floor structures, wall cladding, and utility routing. Based on this, it was possible to determine which components could be retained and retrofitted and where targeted interventions were necessary. At the same time, the structural framework of the existing building—such as the load-bearing structure, existing shafts, or room dimensions—was integrated into the planning at an early stage.

A New Lease on Life for a Historic Hotel
Over the next few years, the Hotel Ananas will undergo extensive renovation and redevelopment based on plans by ATP to bring it up to modern technical, operational, and energy efficiency standards. In addition to the technical renovation, the primary focus is on functional reorganization: The hotel, operated by VERKEHRSBUERO HOSPITALITY, will in the future be managed as a dual-brand hotel under the brands Four Points Flex by Sheraton Vienna Naschmarkt and AC Hotel by Marriott Vienna Naschmarkt. To this end, central areas will be restructured and adapted to the changed operational processes. At the same time, the consolidation of selected rooms will allow for a contemporary adjustment of room sizes and greater comfort.
